What is Virtual Staging? It is a type of home staging that is a cost-effective technological advancement used mainly in the real estate industry. It is considered to be a far more successful method for selling a property than the expensive, time-consuming traditional techniques. The objective of this is to produce highly realistic images of properties that are up for sale. Statistically, buyers are willing to spend roughly $32 per image on Virtual Staging rather than investing $600 per room on Traditional staging. Especially now with the current pandemic, it has been easier for real estate companies to showcase properties.
This type of staging requires very little investment in marketing properties. It helps break down the marketing costs thereby leading to potential savings for investors. Moreover, the virtual staging also portrays the best and accurate picture to those interested. Intrinsically, 83% of agents have revealed that staging a property virtually makes it easier for buyers to view the property as their future home, thereby increasing their chances of selling it. Hence, virtual staging is a far more convenient and less time-consuming way of getting a potential buyer to invest. Lastly, it also provides better outreach for marketers.Â
So what’s 3D Rendering? How is it different from Virtual Staging?
In simple terms, 3D Rendering can be defined as a process of converting 3D images into 2D ones from a non-realistic version to a photorealistic one. Over the years, 3D rendered images have become a very popular form of visual content among advertisers, marketers, content creators, and more.Â
There are some of the key differences between the two. 3D Rendering takes about a few hours longer than virtual staging. This is mainly due to the fact that the former does not require an elaborate set up unlike the former which is a little more time-consuming. A staging only rewires arranging and installing furniture, whereas for 3D rendering there are more complicated architectural elements involved. Due to these aforementioned reasons, virtual staging proves to be more cost-effective. However, setting up the lighting for virtual staging is trickier than expected. The lighting needs to seem natural and hence everything needs to be adjusted accordingly. On the other hand, 3D artists have more creative control over choosing the angles and light sources. Both these techniques have their pros and cons. Hence, both these options are worth considering based on the realtor’s requirements. For instance, staging is sufficient if the realtor wants to only enhance the appearance of a room. It is also a better option in terms of budget and time. However, if the goal is to give the property a total makeover visually, 3D rendering is a better choice.Â
